  • Professional Cleaning & Laundry – We work with professional cleaners to ensure your property is thoroughly cleaned after every checkout, including and laundering of hotel grade quality linens and replenishment of guest consumables and condiments.
  • Guest Communications – We manage all stages of communication with your guests, right from their initial inquiry, pre-arrival and check-in, any questions they may have during the stay, upon check-out and following their booking.
  • Account Management – Our trust accounting systems and processes are in place to ensure timely collection of payments from our guests. Remittances are made to property owners on an End of Month basis.
  • Guest Services – In addition to providing personalised check-in and check-out services, our team is available for any issues or inquires that the guests may have during their stay.
  • Property Maintenance – We monitor your property for any maintenance issues, through observation during cleaning and regular management inspections.
  • Rate Optimisation – Our extensive business, real estate and marketing experience ensures that we obtain bookings for your property at the best possible rates.  We actively manage and fine tune rates based on the property features and quality, customer feedback, time of year and season, demand and special events.
  • Direct Booking Website – We aim for the majority of our booking to come directly through our own website, reducing the commissions that external booking platforms charge, and therefore also reducing your overall management expenses.
  • Professional Presentation – Our scale and professionalism ensures that your property stands out from the crowd to attract quality customers.
  • Dynamic Pricing – We use a dynamic pricing platform with data-driven pricing for our short-term rental properties.  Basically.. meaning that we use current and future booking data (real time) to generate custom pricing recommendations, based on seasonality, day of the week trends, lead time adjustments, holiday & special event pricing adjustments – we can also add last minute adjustments and specific pricing for one night gaps between bookings.
